These terms are in two parts. Part A applies to landlords using the property portfolio management service. Part B applies to tenants using the tenant portal.
The service provides property portfolio management for landlords, including tenancy management, compliance tracking (gas safety, electrical, EPC and related duties), tax preparation, and submission of tax returns and quarterly updates to HMRC under Making Tax Digital (MTD). Optional features include Open Banking transaction feeds, document e-signing, and a tenant portal for your tenants.
The service is provided "as is". We use reasonable endeavours to keep it available, but we do not guarantee uninterrupted access — maintenance windows and technical issues may cause temporary downtime. HMRC's own services are outside our control: we accept no liability for HMRC service outages, and it remains your responsibility to meet filing deadlines (HMRC publishes alternative filing routes if its MTD services are unavailable).
Our total liability to you arising out of or in connection with the service in any 12-month period is capped at the fees you paid for the service in the 12 months before the event giving rise to the claim. We are not liable for indirect or consequential loss, loss of profit, or tax penalties arising from inaccurate data you supplied. Nothing in these terms excludes or limits liability that cannot be excluded or limited by law (including liability for death or personal injury caused by negligence, or for fraud).
How we collect, use, share and retain personal data — including the fraud prevention data we are legally required to send to HMRC with MTD submissions — is set out in our Privacy Notice, which forms part of these terms.
You may close your account at any time. We may suspend or terminate accounts that breach these terms, with notice where reasonably practicable. On termination you may export your data before closure; after closure your data is handled in accordance with the retention periods in the Privacy Notice (financial records are retained for the HMRC-required period).
These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
By accessing the tenant portal, you agree to these terms of use. If you do not agree, please do not use the portal. These terms supplement (but do not replace) your tenancy agreement.

Your use of the portal is subject to our Privacy Notice, which explains how we collect, use, and protect your personal data.
Your portal account will be deactivated when your tenancy ends. You may request a copy of your data before deactivation. After deactivation, your data will be handled in accordance with the retention periods described in our Privacy Notice.
We may update these terms from time to time. Continued use of the portal after changes constitutes acceptance of the updated terms.
